Our company, a full-service real estate and property management firm based in Atlanta, GA, is currently seeking a Director of Maintenance Engineering to join our team. With a portfolio encompassing class-A and class-B office spaces, light industrial/flex properties, and laboratory facilities totaling 2.5 million square feet, we are dedicated to growth and expansion into new markets. As we prepare for an upcoming retirement, we are looking for a dynamic individual to lead and manage our maintenance engineering team.
Reporting directly to the COO, the Director of Maintenance Engineering will be responsible for overseeing 5-10 Chief Maintenance Engineers across multiple cities. This role involves developing planned maintenance tasks for each property's physical plant (mechanical, electrical, plumbing), managing reactive maintenance processes to ensure occupant satisfaction, and collaborating with Chief Engineers on long-term budget planning. Additionally, the successful candidate will conduct property inspections, provide recommendations on capital improvements, and lead efficiency/sustainability initiatives with a focus on continuous improvement.
The ideal candidate will have at least 15 years of experience in facility maintenance engineering, including 5 years of leadership experience overseeing Chief Engineers or equivalent roles within a property portfolio. While a bachelor's degree and HVAC/environmental/electrical certifications are preferred, relevant experience is paramount. Proficiency in complex building mechanical systems such as refrigeration, chilled water systems, boilers, laboratory exhausts, and generator/UPS switchgear is essential.
