Strategic Wealth Advisors is now venturing into Real Estate Development in the vibrant city of Dubai, United Arab Emirates. With keen focus on functionality and convenience of the user, we strive to build spaces that create the most value for all stakeholders. The new venture will have its first 3 projects in JVC and Al Furjan with extensive future plans in the pipeline.
The Chief Financial Officer (CFO) will have primary day-to-day responsibilities for planning, implementing, managing, and controlling all financial-related activities of the company. This will include direct responsibility for accounting, finance, forecasting, strategic planning, job costing, property management, deal analysis and negotiations, investor relationships and partnership compliance and private and institutional financing.
Responsibilities
Assist the Management in the decision-making process on all strategic & day to day issues by providing all the necessary inputs. Contribute to meeting the overall objectives of the company.
Ensure effective management of the company finances. Liaise and negotiate with various banks & financial institutions for arranging debt funding for various projects undertaken directly by the company or in joint venture with any other partners.
Direct the preparation of all financial reports, including income statements, balance sheets, tax returns.
Evaluating on-going projects and owned/managed properties in terms of financial performance.
Supervise investment of funds; work with banks and/or financial institutions to raise additional capital as required for expansion/projects.
Reviewing project costing and pricing and ensure that they are in line with the current market value. Review reports to analyse projections of costs and profit against actual figures, budgeted expenses against final totals, and suggests methods of improving the planning process as appropriate
Ensure sufficient liquidity to manage the day-to-day operations at any given point of time and deployment of additional funds in deposits to earn interest.
Develop business plans and budgets for the company at the group level and for all the joint venture, subsidiaries and associate companies and keep updating it on a periodic basis.
Carry out extensive feasibility studies before selection and identification of any project directly or with any partner and provide input for management decision making, Implement systems & procedures to ensure the efficient & effective internal controls & risk management processes are in place. Ensure compliance with statutory requirements & prudent corporate Governance practices. Carry out any necessary internal audit reviews & monitor the financial effectiveness of systems & controls.
Develop and implement finance, accounting, internal operations, and auditing SOPS.
Interact with other departmental heads to provide consultative support to planning initiatives through financial and management information analyses, reports, and recommendations.
Oversee financial management of all the projects, SPVs, subsidiary and associate companies to include developing financial and budget policies and procedures.
Interact with Joint Venture partners on financial feasibility reports, clarify expectations, seek clarity where required and reach common understanding.
Qualifications
Bachelor's/Master's degree in Finance, Accounting, or related field. MBA or advanced degree preferred. Certified Public Accountant (CPA) or Chartered Financial Analyst (CFA) designation is a plus.
Proven experience of 12-15 Years as a Chief Financial Officer or similar role in the real estate development industry.
Solid understanding of real estate finance principles, including project financing, capital markets, and property valuation.
Strong background in finance and banking, with comprehensive knowledge of financial analysis, reporting, and controls.
Excellent analytical skills, with the ability to interpret financial data and make strategic recommendations.
Advanced proficiency in financial modeling, budgeting software, and ERP systems.
Exceptional leadership and communication skills, with the ability to collaborate effectively across departments and influence decision-making at all levels.
