Job Purpose
Manage and control initiate, plan, manage the development of strategic, hospitality and real estate projects for RCU from inception to completion, according to agreed commercial and business strategies, budgets, and agreed program schedules. Control and manage design risks through the project life cycle, including recommendations of operators, architect and consultant selections and contracting methods.
Key Duties and Responsibilities:
Functional Responsibilities
Develop the operational capabilities required to operate and manage developed assets that RCU decides to operate directly (e.g. museums, visitor canters)
Manage and control the contracting process and oversee the performance of asset operators.
Manage the end-to-end asset management and operations process for assets directly developed by RCU in line with the Asset Management and Operations strategy
Manage the process of tendering of concessions of assets fully developed and operated by external players in line with the Asset Management and Operations policies developed
Oversee the process for provision of guarantee / funding for assets developed and operated by external players.
Control, review and implement agreed development processes and standards with Program Managers and Cost Consultants: Including BIM modelling, project administration and reporting through to completion of projects and handover
Review, Manage and initiate preparation and coordinate strategies for Sector procurement (with Design and Delivery) for the contracting of designers, consultants and contractors; recommending methodology according to project needs, design submissions, and construction work programs.
Managerial Responsibilities
Provide input to the sector’s strategy from the Department's or Section's perspective in line with RCU overall vision and mission.
Develop the Department's or Section's objectives, KPIs, annual operational plans and ensure plan execution is meeting the targets.
Contribute to the preparation of the Department's or Section's annual budget and monitor the financial performance of the Department or Section.
Implement and execute the Department's or Section's policies and procedures. Oversee the overall performance of the section and ensure KPI’s are well developed, cascaded, communicated and monitored.
Ensure effective staffing, professional development and deployment of staff of the Department or Section in consultation with the Sector Executive or (Executive) Director.
Academic Qualifications:
Bachelor’s Degree Architecture, Design and Construction Management, or Architectural Technology (Masters Degree preferred).
Work Experience:
8 years of relevant experience with 3 years in a managerial role.
Other Requirements:
Written and Oral proficiency of English language.
Excellent communication skills.
